When a refinish does it
If the boards are gray but solid underfoot, with some splinters or flaking stain, you're in refinish territory. A clean, a sand, a few board swaps, and a fresh coat brings most decks back to life.
When it's a rebuild
Soft spots underfoot, posts that move, rot at the base, or a wobbly railing mean the problem is underneath. A deck can look fine on top and be unsafe below, and no amount of stain fixes a rotted joist. That's a safety call. I'll call it like I see it.
